Never Accept Dual Agency in Real Estate

When buying or selling a home you should never allow dual agency to take place. Never hire a real estate agent who practices dual agency.

    Most people understand the attraction of having a real estate agent in their corner when buying or selling a home. If you are selling a "seller's agent" will be looking out for your best interests including getting you the best possible terms and conditions. Likewise, a "buyer's agent" will be looking out for the best interests of the buyers.

    Unfortunately, there is another form of representation and it is ugly. It is known as dual agency. Let's get one thing straight - you should never allow your real estate agent to become a dual agent. Why you might be thinking?

    When you allow dual agency, YOUR real estate agent becomes a neutral party. What does that mean in the real world of real estate? Your real estate agent will no longer be able to offer you any advice like they would if they were an exclusive buyers or sellers agent. Agents are prohibited by law from doing so.

    Think of this for a moment - you are selling your home and are looking for some expertise from your agent. When they represent you, you're going to be getting the best advice possible. They can advise, guide, and otherwise provide your with expertise to make an informed decision.

    When they are a dual agent they cannot. The agents lips are sealed. They cannot offer guidance that would run counter productive to the buyer. Dual agency is one big conflict of interest!

    If you are buying or selling a home, you should reject it! The only person who benefits from a dual agency relationship is the real estate agent in the form of a double commission.

    This is the very reason why some unethical agents will not explain the downsides of dual agency. Someone who practices dual agency will never come out and tell you that they can't give you advice. Even more deplorable is some agents will give advice illegally. You see getting to the closing table is all a dual agent cares about.

    There is no buyer or seller representation!
